Upcoming Changes to EPC Laws: What Homeowners and Landlords Need to Know

Energy Performance Certificates (EPCs) are about to become even more important. The UK government has proposed significant changes to minimum energy efficiency standards for residential and rental properties. Although final legislation has been delayed, the direction is clear: higher energy standards are coming.

Currently, rental properties must have an EPC rating of E or above. Under the proposed changes, this minimum could rise to C by 2028 for all newly rented properties, and potentially for all existing tenancies by 2030. There is also growing discussion about tighter energy regulations for homes being sold.

What does this mean for you?

  • Landlords: You may need to invest in energy-saving improvements, such as insulation, efficient boilers, or renewable energy solutions, to keep your property legally lettable.

  • Homeowners: Improving your EPC rating could not only help meet upcoming standards but also increase the value and appeal of your property.

  • Buyers and sellers: EPC ratings will increasingly influence property prices and mortgage approvals, especially as lenders place more emphasis on green credentials.

At Bath EPC, we are staying ahead of the changes so that we can provide you with up-to-date advice and reliable, fast EPC surveys across Bath, Bristol, Chippenham, and beyond.

Book your EPC today to understand where your property stands — and what steps you may need to take before the new laws come into force.
